In less than eight month ELCIMAÏ delivers the new logistic platform of CEREAL PARTNERS France (Nestle Group) in Itancourt in Aisne

Specifically, the factory will be linked directly to the platform via automated conveyor belts, enabling the entire production to be sent to the logistics platform on a direct flow basis without the need for buffer storage.

All in all” explains Christophe Chauvet, Chief Operating Officer (COO) at Elcimaï Réalisations, “it will take less than a year to construct the platform.
A real estate project, if it continually results in a rationalisation logic and an increase in the financial performances, creates decision-making cycles which are often long and dependent upon complex strategic analyses. All real estate projects have one thing in common: the reduction in the time granted to the main contractor to construct and deliver the project
”.

Following the example of numerous industrial companies, CEREAL PARTNERS FRANCE has opted for a rental solution. That said, CPF, calling on the services of Jones Lang LaSalle (one of the world’s leading firms of consultants in real estate for owners, users and investors), has above all, been seeking a comprehensive solution, in other words to find an investor, in this case Industrial Securities Europe, both an investor in pan-European logistics platforms as well as a builder.
The financer needs an optimum overview of the precise costs of its investment”, recalls Christophe Chauvet. It therefore relies on the expertise of the builder, us, in order to obtain all the guarantees for the financing phase, the timetable for completion and generally, for all the aspects that might arise from this type of operation.
The main contractor must assure the investor that it has all the financial aspects under control so it can set a definitive overall price for the entire project and therefore determine the price of the lease for the user client
”.

Elcimaï offers multiple advantages.
First and foremost its experience in projects of this scale for which the main contractor gives a firm commitment on prices and deadlines.
Secondly, its ability to create multi-disciplinary project teams. For CPF, these teams comprise 8 Elcimaï employees who work full time on the project: 1 project director, 1 assistant, 1 economist, 1 services engineer, 1 structural engineer, 1 architect and project personnel whose role is to ensure that the plans are updated in real time when the client requests specific adaptations.

The third advantage offered by Elcimaï is its excellent knowledge of the farm produce industry whether this be flows, risks or regulations.

“For a project as specific as this we support our clients throughout every phase of their project”, exlains Christophe Chauvet. “For example, we are involved in the examination of the building permission file. The order to start on the submission of the building permission was issued at the beginning of May 2006 and we commenced work on construction on 15 October 2006. In addition, we have been very reactive since our pool of architects took just one month to produce the fittings and installations folder that was submitted, as well as the application for building permission.

We also established a dedicated cell under the authority of the Préfet, which enabled us to simultaneously coordinate various services and improve the understanding and dialogue between the various actors in a sensitive way in order to respond to the interspersing objectives on the industrial side (obligation to realize the project within very short deadlines, industrial requirements) those of the town of Itancourt (amendment to the urban planning, reappraisal for the town entrance) as well as the services of the DRIRE and the DDE. Delivery (building and equipment) will take place in mid September 2007”.
