Elcimaï breaks ground on a new logistics hub in the Paris region
This project demonstrates ELCIMAÏ’s ability to take on ambitious projects by providing an optimized rental solution, as well as its commitment to supporting the local economy by contributing to the development of Paris-Villaroche.
The ELCIMAÏ Group has been selected to design and build, under a pre-construction sales agreement (VEFA), a new parcel delivery hub in the Tertre de Montereau sur le Jard commercial development zone in Seine-et-Marne. Construction on this hub has just begun, and it is expected to create several hundred local jobs.
a STRATEGIC location
The Tertre de Montereau-sur-le-Jard urban development zone (ZAC), led by the concessionaire SPL Melun Val de Seine Aménagement, thus offers extensive land development potential for the Melun area. It adjoins the Paris-Villaroche site, primarily dedicated to aeronautics and aerospace, which is set to become one of the most dynamic in the Île-de-France region and thus contribute to the development of the entire southern Île-de-France region.

AN AMBITIOUS PROGRAM
This future 26,000-square-meter platform will be built on a 12-hectare site. In addition to the BEFA lease financing solution, for which BNP PARIBAS REAL ESTATE provided the financial structuring, ELCIMAÏ is contributing its integrated engineering and expertise in “factory of the future” solutions, which are essential to the implementation of such an ambitious project. The investor is the INVESCO Group, and ETYO has been appointed as project management consultant.
“This impressive project involves the various divisions of the ELCIMAÏ Group, each at their own level,” explains Christophe Chauvet, Managing Partner for Development at ELCIMAÏ Réalisations. “ELCIMAÏ Ingénierie et Architecture is handling the real estate aspect, GIRUS GE is managing the environmental aspects, ELCIMAÏ Informatique is integrating BIM from the design phase onward, and so on… “Our 380 employees, most of whom are actually on-site, are well-versed in working hand-in-hand on projects of this scale.”

Against the backdrop of rapid growth in e-commerce, which has led courier services to deliver seven days a week, this project will incorporate one of the most innovative automation processes available.
As a reminder, ELCIMAÏ will be developing a state-of-the-art, large-scale logistics hub in Amiens Saint-Sauveur, covering a total area of 118,000 square meters. The project is in an advanced stage of marketing and is being carried out in partnership with BNP PARIBAS REAL ESTATE, ARTHUR LOYD LOGISTIQUE, and ENTERPRISE Immobilier d’entreprise.
