The Elcimaï Group delivers a parcel processing platform in Seine-et-Marne
A “next-generation” parcel processing platform
The Elcimaï Group has delivered a “next-generation” parcel processing platform to
Montereau-sur-le-Jard (77). This project demonstrates not only the Group’s ability to
undertake ambitious projects by providing an optimized leasing solution but also
its expertise in “factory of the future” solutions.
As e-commerce experiences unprecedented growth, the Elcimaï Group—a mid-sized company headquartered
in Melun and a major player in the local economy—has designed and delivered a
“next-generation” parcel processing platform to Montereau-sur-le-Jard.
This project demonstrates Elcimaï’s ability to undertake ambitious projects as well as its commitment to supporting the economic vitality of Seine-et-Marne. In addition to the BEFA (lease upon completion) financing solution, the financial structure was managed by BNP PARIBAS REAL ESTATE under a VEFA (sale before completion) arrangement ; Elcimaï contributed its integrated engineering and expertise in “factory of the future” solutions.
The Tertre de Montereau-sur-le-Jard ZAC (joint development zone), led by SPL Melun Val de Seine Aménagement—
the concessionaire designated by the Melun Val de Seine Urban Community—provided a high-potential site. It adjoins the Paris-Villaroche site, primarily dedicated to
aeronautics and aerospace, which is set to become one of the most dynamic in the Île-de-France region and thus contribute to
the development of the entire southern Île-de-France area.
An environmentally conscious design
Elcimaï took care to integrate the platform into the site by creating a landscaped area with native plant species
, offering a green and flower-filled setting. Reflecting the Group’s expertise, solutions with high environmental value were selected. For instance, a green roof enhances acoustic and thermal insulation for the commercial area.
For the facade and roof, Elcimaï proposed prioritizing natural lighting to
save energy and enhance user comfort. The full infiltration of
pre-treated rainwater allows for responsible on-site management.
To ensure site safety, a conceptual approach to traffic and flow patterns for both vehicles and
pedestrians was implemented, minimizing risks.
“The site’s BREEAM certification is currently under review,” explains Christophe Chauvet, Associate Director
of Development at Elcimaï Réalisations. “It is based on various environmental
criteria such as the eco-responsibility of the construction site, the use of certified wood, and digital
consumption metering. All of these solutions have been adopted for this platform.”
