EID : An eco-friendly solution to meet the needs of manufacturers

Reindustrialization has been a hot topic in France for several years. Indeed, the country has experienced significant deindustrialization over the past few decades. The decline of industry in France has led to the closure of many factories.

In response to this situation, several initiatives have been launched to encourage the country’s reindustrialization. The French government announced a €100 billion economic recovery plan in 2020. It includes measures to modernize production facilities, promote innovation, strengthen the competitiveness of French companies, and encourage the ecological transition.

To address this urgent need, while taking energy and environmental challenges into account, Elcimaï has developed and patented a unique real estate solution that enables the modeling and decarbonization of industrial real estate using ELCIMAI’s digital twin solution : the Sustainable Industrial Envelope (EID®)

THE SUSTAINABLE INDUSTRIAL ENVELOPE, A MATURE REAL ESTATE SOLUTION FOR DECARBONIZING INDUSTRY

“The Sustainable Industrial Envelope combines two essential assets to enable decarbonized industrial production : the reversibility of the production facility and its versatility,” explains Christophe Chauvet, Director of Development at Elcimaï and a member of the ADI. “To this end, it was designed to offer companies broad flexibility regarding site equipment, particularly in terms of fluids and energy. The use of hydrogen, for example, is made possible.”

Elcimaï® and Schneider Electric® have thus developed a building management system (BMS) dedicated to optimizing energy consumption and intelligently managing the site’s utilities and safety systems (heating, ventilation, air conditioning, lighting). This solution allows real-time monitoring of the industrial site’s status and activity via dashboards and enables long-term analysis to achieve a 30 % reduction in energy consumption compared to a conventionally managed building. By additionally utilizing an energy monitoring solution, the tenant company can aim for an additional 10 % to 20 % reduction in consumption by tracking energy performance indicators during operations. The leading flexible Enterprise Asset Management (EAM®) platform in the cloud, enabling digital site management, is also available.

“Against a backdrop of dwindling supplies and a sharp rise in the cost of fossil fuels, EPA Sénart and Elcimaï are offering players in the Industry of the Future a carbon-neutral production site, ready for construction, whose design incorporates the maximum possible use of bio-based materials, provides for the recycling of raw materials, and utilizes a range of energy solutions to move toward self-consumption and “zero-carbon” production,” explains Christophe Chauvet.

With the “Factory of the Future,” Elcimaï has designed an innovative industrial project combining industrial flexibility and modularity in line with the EID digital twin.

Covering a built area of 21,400 m² (scalable from 10,000 to 35,000 m²) on a 5.3-hectare site, the facility was conceived by Elcimaï using its unique Sustainable Industrial Envelope (EID) concept.
The proposal consists of a target program that can be adapted to meet the end-user’s needs.

Thanks to its flexible and modular structure, the factory can accommodate a wide variety of manufacturing processes. This Industry 4.0 facility incorporates Schneider Electric’s EcoStruxure technology modules, which enable the optimization of energy consumption through integration with Wonderware (Schneider Electric Group), the incorporation of green energy into building management, the optimization of building and process technical management, and the implementation of predictive maintenance for sensitive equipment.

This inherently flexible project has obtained approval for the establishment of an ICPE industrial facility subject to
registration (E) and declaration (D). It ensures the stability of the manufacturer’s operations. “This means that once a manufacturer secures this site, construction can begin within a maximum of 10 months.” A firm timeline to address urgent reindustrialization needs.

A project supported by the Île-de-France region and BPI France through the INNOV’UP program, a solution brought to fruition with the creation of the EID® digital twin after more than a year of study.
