The turnkey Industry 4.0 facility in Sénart has been selected as part of the "Pack Rebond" initiative to revitalize the industrial sector
A project conceived by Elcimaï for EPA Sénart based on the concept of the Sustainable Industrial Envelope®
Jacqueline Gourault, Minister for Territorial Cohesion and Relations with Local Authorities, and Agnès Pannier-Runacher, Minister Delegate to the Minister of the Economy, Finance, and Recovery, in charge of Industry, have just presented the “Rebound Package” dedicated to industrial regions.
Designed to relocate industrial activities, it includes 78 so-called “turnkey” sites capable of hosting strategic and innovative industrial activities within a very short timeframe. Among them is the site developed in southern Île-de-France by the Public Development Agency of Sénart (EPA Sénart) in partnership with the Elcimaï Group, a mid-sized company based in Seine-et-Marne specializing in the design and construction of production units with high technological value-added.
Located in the Bois des Saints-Pères business park, in the municipalities of Cesson and Savigny-le-Temple (77), the site offers a target built-up area of 22,000 m² (the industrial program ranges from 10,000 to 35,000 m², with planned flexibility in the land area from 3 to 8 hectares).
Designed for the Factory of the Future 4.0, it was conceived to adapt to the evolving activities of its occupants without major renovations, by making the manufacturer’s production process independent of the building structure, thanks to Elcimaï’s Sustainable Industrial Envelope (EID®) concept.
“Unlike a traditional industrial site, the EID®—combined with a digital twin created using BIM—brings new flexibility to companies, in addition to the ability to take possession of a ‘turnkey’ production unit in a short timeframe,”
explains Christophe Chauvet, Director of Development at Elcimaï.
Beyond process adaptability, Elcimaï also promises manufacturers new flexibility regarding utility systems designed as modular units (for fluids and energy). Indeed, the EID® is centered on a fundamental expectation shared by an increasing number of manufacturers : low-carbon production, achieved through the recycling of raw materials as well as the reversibility of the production facility itself.
“We have designed a facility adaptable to various use cases,” explains Hervé Marcastel, Director of Innovation at Expert Organisation, “one capable of accommodating industrial logistics and production workshops, and allowing for the configuration of workshops—whether simple (for assembly and installation) or more complex (with a controlled-atmosphere zone, for example). The site can therefore accommodate a wide range of potential activities, without regulatory constraints or up to the Registration level.”
“In terms of operations and maintenance, thanks to the integration of Wonderware®, Schneider Electric’s comprehensive remote monitoring solution, this plant is more efficient with a 10–15 % higher yield, greener through self-consumption of renewable energy, more energy-efficient by reducing energy consumption by up to 30 %, more agile through fine-grained management and production planning, and finally more operational with a reduction in maintenance time of up to 50 %,”
explains Philippe Olivier, Head of the Synergies Division.
While the vision of Elcimaï and EPA Sénart stems from the manufacturer’s needs, it is not limited to optimizing the production process : the Factory of the Future does not overlook its employees or the local community, thereby aligning with a commitment to sustainable development and social responsibility.
This real estate project already has all the environmental permits required for its operation ; the zoning permits are currently in the final review phase. It can therefore become operational very soon.
Its marketing has been entrusted to BNP REAL ESTATE, CBRE, and JLL.
